Summerlin is a 22,500-acre master planned community nestled in the foothills along the western rim of the Las Vegas Valley, adjacent to the internationally renowned Red Rock National Conservation Area. Summerlin offers vast open spaces and trails, stunning views, great schools, a shopping and office-based ‘downtown,’ and an extensive and diverse collection of housing in Southern Nevada. Summerlin is organized into a set of 20 villages, the first having opened in 1999. The Cliffs

The Cliffs is a 450-acre residential village located at the southern tip of Summerlin. It is home to 10 neighborhoods of single-family homes.

The Cliffs is nestled along the base of the Spring Mountains, drawing its name from the rugged ridgeline into which the village is built. Contemporary architectural designs blend with the surrounding environment, creating a lite footprint upon the natural beauty. Neighborhoods in The Cliffs maximize views of the valley and mountains, with some neighborhoods specifically terraced to allow for unobstructed views of the Las Vegas Strip. To further maintain the area’s natural beauty, large swaths of the village will remain permanently undeveloped, while each neighborhood has its own pocket parks which tie into village parks and walking paths that connecting to the Summerlin Paseo Trail System.

In addition to parks, open spaces, and housing, The Cliffs is home to the new Shelley Berkley Elementary School (opened in August 2017), Faiss Middle School, theFaiss Community Park & Aquatic Center, the Wet ‘n’ Wild water park and is adjacent to Bishop Gorman High School, a private Catholic college preparatory high school. Just outside the Cliffs, once can walk to small commercial centers including restaurants and convenience stores.

Vistara, by Pulte Homes, was the first developed neighborhood in the Cliffs, openingin early 2016. Vistara has sold out. Jade Ridge: Developed by William Lyon Homes. Stated selling in January 2019. Jade Ridge is the last neighborhood to be developed in the Cliffs. This is a larger neighborhood in terms of total number of homes, and the homes themselves have smaller footprints, ranging from 1592 to 2146 sq. ft. Floor plans offer 3-4 bedrooms and 3 bathrooms. The Ridges

The Ridges village is guard gated, and inside the gate, each of the individual neighborhoods is additionally gated. The Ridges village is nestled into the picturesque foothills of the Spring Mountains, highlighting the innate splendor of breathtaking desertscapes, colorful flora and indigenous fauna, neighborhoods in The Ridges are created to give the resident a sense of oneness with nature. Homesites of varying sizes and shapes are available to those wishing to build contemporary custom homes. The Paseos

The Paseos village, located north of Charleston and west of the 215 beltway, The Paseos is nestled against Red Rock Canyon conservation area. The Paseos’ exceptional location, higher than most of its surroundings, affords commanding views of Red Rock Canyon to the west, and to the east, the entire Las Vegas valley, including the glittering Las Vegas Strip.

Unique to The Paseos village are shared neighborhood entries: two neighborhoods are paired to share a gated entry park that is grander in scale than would be afforded a single neighborhood. Reverence

Reverence is one of the northern-most, and newest villages in Summerlin. Pulte Homes is the exclusive developer for all neighborhoods in this village. Reverence is located on 300 elevated acres west of the 215 beltway, north of the Paseos, bounded by West Lake Mead Blvd. on the south and Cheyenne Avenue on the north.

Reverence features6 collectionsof homes witha stunning 23 floorplans to choose from. There are a total of 648 home sitesacross the village’s 9Neighborhoods. Homes in Reverence embody a range of transitional and contemporary designs.
